Making Sure Your Property is Legally Rentable
Fire Safety: Starting from October 1st, 2015, there is a minimum requirement of having one smoke alarm on each floor of the building. Additionally, if there is a ‘solid fuel’ burner, a carbon monoxide alarm (CO2) is also mandatory.
Electrical Inspection: In accordance with the Electrical Equipment (Safety) Regulations of 1994 and the Plugs and Sockets etc. (Safety) Regulations of 1994, inspections should be performed by a qualified electrician, and a safety report should be issued. This inspection must occur at least once every 5 years.
Energy Performance of Buildings: Since October 1st, 2008, all properties intended for rent must have a valid Energy Performance Certificate (EPC). These certificates remain valid for a duration of 10 years.
Gas Safety Check: As per the Gas Safety (Installation and Use) Regulations of 1998, it is the Landlord’s responsibility to ensure that the gas supply and any gas appliances in the property are safe. This requires a safety check to be conducted by a GAS SAFE registered engineer.
