Tenant Application Process. Securing a rental property is a significant decision, and we’re here to assist you in finding the ideal property for you, located in the right area, and within your budget.

First off, you will confirm your interest with a holding deposit (equivalent to one week’s rent) this ensures the property is reserved for you and prevents it from being taken by another applicant. (the holding deposit will come off your first month’s rent)

We will start the referencing checks – a crucial step to verify that everything is transparent and satisfactory for both you and the landlord.

During this time, we will have agreed a move in date – we try and be as flexible as we can bearing in mind the landlord/current tenancy situation. 

The balance of the first month’s rent and security deposit are paid just before you move in, and rental documents will be signed at this stage too. 

The deposit will be lodged with the DPS custodial scheme, and you will be provided all documentation as proof within days of you paying it. 

On move in day keys will be handed over – just prior to this stage, we conduct an inventory outlining the property’s condition and expectations for its return at the end of your tenancy.

The inventory will be emailed to you before moving in – once you have moved in you have 48 hours to go through the inventory and notify us by email if there are any items you dispute/add/want to change. If we do not hear from you within those 48 hours it will be assumed you agree to the contents of the inventory. 

Setting up a standing order is necessary to ensure timely monthly rental payments.

We will help set up any utilities required for the property.
